Situated in a beautiful parkland setting, in the popular family holiday complex of Porto Letizia this modern semi-detached villa offers family friendly living and is ideally situated for exploring the breathtaking Italian Lake District!
The villa offers spacious and very stylish accommodation over three floors. A welcoming and very spacious tiled open plan layout to the ground floor provides guests with a lovely living room with two comfortable L-shaped sofas overlooking the private sunny garden. A TV with DVD player is provided for entertainment and the villa also benefits from an internet connection.
An indoors dining area also features in the open plan living room with access through French doors out into the garden which provides a second alfresco dining area with views of the landscaped park and striking mountains which dominate the Porlezza landscape.
The ground floor of the villa also provides guests with a very spacious and lovely modern fully fitted kitchen ideal for large groups, with an oven, hob, toaster, coffee machine and all the other desired appliances to make your self-catering stay as comfortable as possible.
The sleeping accommodation is modern, practical and flexible, making it ideal for groups of families and friends, with a sleeping capacity for up to 9 guests.
A master double bedroom features to the first floor and provides wonderful sleeping accommodation for a couple with stylish furnishings and access to a sunny park view balcony with dining furniture.
A second twin bedroom with two single children’s beds provides a wonderful room for younger guests with child-friendly furnishings and features.
The sleeping accommodation also provides a third bedroom with single bed and bunk beds. The villa also boasts a self-contained studio apartment with a double sofa-bed to a compact modern living room which features a kitchenette, views of the park and a modern bathroom.
Two further bathrooms feature in the principal villa accommodation.
Free resident parking also conveniently features to the front of the villa along the street.
The spacious and leafy Porto Letizia parkland is ideal for families and features a children’s park, mini-golf, a private beach, tennis courts, two swimming pools and the paths which meander throughout the parkland are ideal for cyclists, dog walkers and runners.
The Porto Letizia complex also provides residents with a choice of lake view cafes, restaurants and bars. A hair salon, boutique shops, laundry room and a welcome information desk is also situated in the complex.
The popular town of Porlezza is situated along the northern shore of Lake Lugano and offers a wide variety of local amenities including supermarkets, banks, cafes, restaurants, gelataria’s and high street shops. Activities in the local area include horse riding, cycling, trekking, golf, tennis and sailing.
The beautiful and very romantic lakeshore of Lake Como is situated just a 17 minute’s drive away by car and the cosmopolitan city of Lugano is situated just a 25 minutes drive away making this property ideally situated for guests wanting to enjoy the park’s own fantastic facilities or who would like to explore the local attractions!

We offer a range of extra facilities, which are available for hire through our office 'Happy Holiday Homes' in Menaggio: Cot Hire - EU 20 per week, High Chair - EU 15 per week, Push Chair - EU 25 per week, Camp Bed – EU 85 per week, Wi-Fi or USB Internet Stick - EU 35 per week (includes EU 10 consumable credit). Please note that signal and connectivity is not guaranteed and may depend on the strength of the signal in your rental property.

To make a confirmed booking, you will be asked to fill in our online booking form and pay a 30% deposit by wire transfer or credit card. The remaining holiday balance will then be due 6 weeks before arrival.

Each Porto Letizia property requires a compulsory final cleaning charge to be paid locally on departure. This final cleaning charge is dependent on the property type and it varies as follows:
Studio Apt: EU60
1 Bedroom Apt: EU70
2 Bedroom Apt: EU85
3 Bedroom Apt. or Villa: EU100
On arrival you can hire a baby-cot for EU20, a highchair for EU15 and an extra bed for EU85. If you bring a dog with you then this will cost an additional EU30. All these charges are not dependent on the length of your stay and are a one off payment, they are not included in the above mentioned rental prices.
Linen and towels are available for an optional cost of EU15 per person. Please note, if you choose not to accept this option, you will need to provide your own linen for the duration of your stay.
There is also an additional compulsory fee of EU4 per adult per night & EU2 per child (upto 16 years of age) per night when staying in Porto Letizia. This is inclusive of gas, electricity and water. Air-conditioning is also included between July and August in Palazzo apartments only. It also includes free on-site parking, concierge service, 24hr reception, swimming pool usage, beachside sun loungers (subject to availability), ping pong, on-site children’s entertainment between 15th June – 15th Sept, cooking lessons, wine lessons, hiking excursions, 10% off boat hire, 10% off nearby tennis court, grocery delivery service by the local supermarket, Lido-beach entrance between 1st June - 30th September and much more (enquire on-site for details).
Starting from the 1st April until the end of September there is a local council tourist tax to be paid of EU1.50 per person per night for all persons above 14 years of age for a maximum of 10 days.
You will be asked to leave a EU300 deposit at the reception to cover accidental damages. If you accept the damage waiver at the time of booking you will not be asked for this deposit.
Internet is available for the majority of the complex at a 24 hours cost of EU10, a weekly cost of EU35 and a two weekly cost of EU55.
